First Mortgage Bridge Loans

Typically, a 12-36 month loan that provides sponsors with a +/- 80 % LTC capital solution. The loan is inclusive of the acquisition price, cap-ex budget, interest reserve and closing costs. Cooperative asset management on these transactions is one of our strong suits.

Mezzanine Capital Loans

Mezzanine financing is a hybrid of debt and equity financing that can provide Calix sponsors with an 80-100% LTC capital solution for deals needing high leverage. Our sponsors love this because it preserves their equity for the next deal.

Permanent Loans

Calix is a one stop shop that not only provides the placement of capital to stabilize an asset, but also arrange to provide lenders with a long-term, low rate, permanent-capital solution once the asset is stabilized.

Preferred Equity

This is a close partnering with our sponsors to provide them with an 80-90% LTC preferred equity capital solution that will preserve their cash for the next deal. The lenders Calix provides have a structure that is very lucrative for the sponsorship on these types of transactions.

“Low-Floater” Pre-perm Bridge Loan

When you need interim financing to stabilize an asset or prepare it to sell Calix can arrange a low-cost capital solution to get you to the next phase of the transaction. Our LTC is usually around 80%, which is inclusive of capex, acquisition costs, closing costs and interest reserves.

Construction Capital

Calix can arrange financing for Borrowers of which our closing team and asset management team provide quick execution both on the front and back end of these transactions respectively. In addition, our lender’s leverage is extremely competitive and we understand the importance of getting the money in the hands of the sponsor quickly so they can execute. More importantly, resulting in having repeat customers.

Joint Venture Equity

Calix can arrange seasoned and experienced sponsors for a Borrower that often seek this type of arrangement and are reliable and patient partner on transactions.

Micro Capital

These are smaller transactions in the range of one to three million dollars and are used to help sponsors acquire assets or expand their current portfolio through additional leverage.

Condo Conversion

Providing Capital solutions for condominium conversions, acquisitions, and ground up construction throughout the United States is an example of Calix’s flexibility and expertise in understanding value creation by our sponsors.

Discounted Note

When a lender decreases the face value of a note on an asset, Calix can provide quick solutions that allow the Borrower to execute the refinancing or acquisition of the asset. This will help create a lot of value for our sponsors by executing on these types of transactions.

DIP Financing

Calix debtor-in-possession financing Lenders can assist clients with getting back on firmer financial footing during circumstances that may require an asset to be placed in bankruptcy.
